Could a Unit Exchange Program Turn Two Problems Into Two Solutions?

At any given self-storage facility, one customer may be running out of space while another is paying for a unit that is much larger than they need. Both customers may start thinking about moving out—even though the facility already has the solution somewhere on the property.

A “Unit Exchange Program” could help match those changing needs. Customers interested in upgrading or downsizing could join an internal list, and when compatible units become available, the facility could coordinate the transfers.

For example, a renter in a packed 5×10 may want a 10×10 while another customer in a lightly used 10×10 wants to reduce their monthly cost. Instead of losing either renter, the operator could help both move into spaces that better fit their current needs.

The concept could also provide useful demand data. If significantly more customers are waiting to upgrade than downsize, that may reveal shortages in certain unit sizes. Operators gain another source of information for pricing, unit conversions, and future expansion decisions.

What to do about it: Add an optional “I’m interested in changing sizes” preference to customer accounts. Track whether renters want to move up or down and automatically notify them when a matching unit becomes available. Sometimes two customers with opposite problems can create the perfect solution for each other.
