Could a “Move-Out Forecast” Help Facilities Reduce Vacancy Gaps?
August 28, 2026Could a Smart Waitlist Turn Sold-Out Units Into Future Rentals?
When a popular storage size is sold out, many facilities simply tell the customer nothing is available. That usually means the prospect leaves, checks a competitor, and may never come back. A smarter waitlist could turn that lost opportunity into a future rental.
Instead of collecting only a name and phone number, facilities could let prospects specify the exact size, access type, price range, and move-in deadline they need. When a matching unit becomes available, the system could automatically send a text or email giving that customer a short window to reserve it.
This creates value even when occupancy is high. Operators can measure which unit types have the strongest unmet demand, while customers get a reason to stay connected rather than immediately moving on to another facility.
The data could also influence pricing and future planning. If twenty customers are waiting for drive-up 10×10 units while smaller interior units remain available, that tells management much more than an occupancy percentage alone.
What to do about it: Create a simple digital waitlist organized by unit size and features. Automatically notify matching prospects when space opens and give them a clear reservation deadline. A full facility does not have to mean the end of the sales conversation.
