Two storage units can have the exact same dimensions but provide very different experiences. One may be steps from the entrance while another requires a long walk, an elevator ride, and several turns down a hallway. Yet many facilities market and price those units almost exactly the same.

A simple “Convenience Rating” could help customers understand those differences before renting. Each unit could receive a score based on factors such as distance from the entrance, drive-up access, elevator proximity, door width, lighting, and ease of loading.

This gives customers another way to choose the right space. Someone storing furniture may value easy truck access, while a customer storing documents may care more about price than walking distance. Showing those tradeoffs upfront can create a more transparent rental experience.

Convenience ratings could also create new revenue opportunities. Highly accessible units could command a modest premium, while less convenient units could be marketed as value options. Instead of pricing only by square footage, operators could begin pricing based on the actual experience each unit provides.

What to do about it: Walk your facility from a customer’s perspective and score units based on accessibility and convenience. Start with simple categories such as Standard, Convenient, and Premium Access. Adding another layer of information can help customers make better decisions while giving operators a smarter way to manage pricing.
