Could Thermal Roof Scans Reveal Problems You Cannot See From the Ground?

A self-storage roof can look perfectly normal from the parking lot while problems are developing underneath the surface. Insulation gaps, areas holding moisture, and unusual temperature patterns may not become obvious until they create a larger maintenance issue.

A periodic “Thermal Roof Scan” could give operators another way to inspect large properties. Using thermal imaging from a drone or handheld equipment, facilities could look for temperature differences across the roof that may deserve a closer physical inspection.

The technology would not replace a professional roof inspection. Instead, it could help operators narrow down where to look. On a large multi-building property, identifying a few unusual areas may be much more efficient than treating every section of the roof exactly the same.

Thermal data could also become more useful over time. Comparing scans from year to year may help operators see whether certain areas are changing and prioritize maintenance before a small concern develops into a more expensive repair.

What to do about it: Consider adding thermal imaging to periodic roof inspections, especially on larger facilities. Save each scan, document areas that require follow-up, and compare results over time. Sometimes the most valuable maintenance information is coming from a part of the property customers never see.
