A “Unit Health Score” could combine a few basic factors such as door condition, lighting, pest activity, moisture concerns, access issues, and recent maintenance history. Each unit or hallway could receive a simple green, yellow, or red status that helps staff prioritize inspections and repairs.
The concept would not require complicated technology. Even a basic checklist completed during routine property walks could reveal patterns. If one section consistently shows more door issues or moisture concerns, management can address the root cause before it leads to complaints, damage, or costly emergency repairs.
A proactive system could also improve the customer experience. Renters may never see the score itself, but they would notice cleaner units, smoother doors, better lighting, and fewer unexpected issues. Preventive maintenance becomes part of customer service rather than something that happens only after a problem.
