Could a Digital Twin Help Self Storage Operators Test Changes Before Spending Money?

Self-storage operators make decisions about unit mix, traffic flow, equipment placement, and renovations every year. The problem is that many of those decisions are difficult to evaluate until the work is already finished.

A simple “Digital Twin” could create a virtual version of the facility that combines the property layout with operating data such as occupancy, customer traffic, maintenance history, and unit demand. Operators could use that model to explore potential changes before making them in the real facility.

For example, management could test what might happen if several smaller units were converted into larger ones, carts were moved to a different entrance, or a new loading area was created. The goal is not to perfectly predict the future. It is to make decisions with more information than a floor plan and a guess.

As facility technology becomes more connected, digital models could become especially useful for expansion planning. Instead of looking at occupancy, traffic, and maintenance separately, operators could see how those factors interact across the entire property.

What to do about it: Start with a digital floor plan and add the operational information you already track. Mark high-demand units, traffic bottlenecks, maintenance trouble spots, and underused areas. Even a basic digital model can help operators visualize opportunities before committing money to a physical change.
